Market Analysis

MARKET ANALYSIS

  • I will conduct a very comprehensive walk-thru of your property and use state-of-the-art technology and tools to evaluate your home and a price that will get you the best value.
  • I will provide an estimate of expenses and provide you with a net-out of what you might expect to make in proceeds.
  • We will create a listing agreement that will officially get us started towards listing your home in the MLS.

PROPERTY ENHANCEMENT

  • I will prepare a written property enhancement proposal that will detail recommended repairs, improvements and enhancements that will get your property the highest price.
  • If needed, we will schedule a home staging appointment with a professional staging company.
  • We will assess buyer and broker feedback and update recommendations as necessary during the listing period.

MARKETING PLAN

  • I will submit your listing with accurate information to the Multiple Listing Service (MLS)

TRANSACTION MANAGEMENT

  • We will open escrow and communicate all escrow instructions
  • We order the preliminary title report and review the condition of title.
  • We order all HOA docs, CCR’s and any documents associated with owners associations for your review.
  • As we progress through the transaction with buyer’s inspections and requests, we will schedule supervise any necessary repairs.
  • We will oversee the loan approval process and stay in constant and consistent communication with loan officers and escrow officers to make sure your transaction closes on time.
  • We will provide updated preliminary closing statements for your review.
